Have you ever heard of an invisible home? It sounds odd, but in Southwest Florida, it’s real.
Almost one in five homes, approximately 17%, aren’t showing up for buyers online. Why? AI-powered algorithms decide which listings appear, and they’re filtering some homes right out of sight.
Take one homeowner who put his place on the market three months ago. He’s had maybe six or seven showings. Not surprisingly, given how crowded things are right now. In Lee County, there are around 13,500 to nearly 16,000 homes for sale as of late April 2026. That’s a lot of competition for attention.
If your house isn’t getting noticed, don’t just wait and hope. Price matters a lot. Sometimes you need to drop the price or spruce up the place a bit. Even how you describe your home online makes a difference. These little tweaks can push your listing higher in the algorithm, giving it a shot at being seen.
The lower-priced homes, the ones under $400,000, are disappearing most rapidly. Buyers in this range often need help with financing, which limits their options and makes every detail matter. If a property sits for over 60 days with little interest, something’s off. That’s the moment to talk to your realtor about next steps. Sometimes a new paint color or an updated headline can wake things up.
The luxury market doesn’t have this problem. Million-dollar homes are still turning heads with little trouble. But for everyone else, if you want your home off “invisible” status, think like a buyer and the algorithm. Make smart updates, set the right price, and work closely with your realtor. For buyers, all this inventory means you’ve got room to negotiate. It’s actually a pretty good time to jump in.
